① 個人如何進行房地產投資

很多人都有一筆閑錢,存在銀行里利息太低,炒股又擔心風險太大,那麼投資房產也是一個不錯的選擇,既可收取租金,又可期望升值變現。那麼,個人如何進行房地產投資呢?

貸款買房適逢最佳時機

一名消費者算了這樣一筆賬,假如將自己所有的資金全部投入買房,那麼,一年的資金收益率等於零;若購房申請20萬元5年期按揭貸款,自己的20萬元則可投資股市,若用於認購新股,既無風險,每年又可獲利10%以上,這樣不僅買了住房,還獲利4%左右。這名購房者以其理財的技巧,顯示了貸款買房的實惠。

投資購房,銀行提供按揭,且貸款利率再一次降低。如今,各銀行都紛紛推出了住房消費信貸業務,還推出了營業房地產按揭業務,百姓貸款購房已十分方便。百姓如果自有資金不夠,則可借機向銀行貸一部分資金。

投資出租物業正當其時

筆者一大學同學結婚後單位暫時未給分房,他每年租房的花費就有近萬元。去年底,他通過銀行按揭購買了一套兩室一廳的房子。他給筆者算了一筆賬:他和太太月收入加起來有5000餘元,買新房後每月按揭還款1500元,問題不大。而且房改後,他要麼能搭上末班車從單位分到一套房,要麼可以用雙方單位的購房補貼,再通過公積金貸款重新購買一套房子,然後把第二套房子出租給別人,這樣每月至少有500元租金入賬,還款壓力無疑有所減輕。目前,他除較早地住上新房,改善了生活質量外,還擁有了兩處不動產,一處供自己使用,一處當作投資工具,可自由支配。

投資房產的想法在一般人看來肯定是有些超前了。眾所周知,以買賣形式進行房產交易,存在著較大的風險性:一是低買高賣的時機難以把握;二是交易成本高,且缺乏靈活的變現能力。但買房用於出租,以收租獲取投資回報則靈活得多。而且業內人士亦認為,買房除滿足自己居住需求外,用於租賃投資將成為一種發展方向,這也是住房市場化的必然結果。

物業的投資價值主要決定於該物業的服務質量、租金回報和地理位置。而在內地一些城市,物業服務的質量是租房者關注的重點。

由於投資者很少是建築業專家,因此,很難對物業的內在質量進行評估和判斷。所以,考察發展商的實力和開發物業以前的業績,就成為最直接,也是最有效的辦法。

投資住宅要有長遠眼光

與商業用房相比,投資住宅一般比較安全,只要區位不是特別偏遠,升值會比較穩定。需要注意的是,你要設法了解城市的規劃,選擇那些規劃規模較大,各項基礎設施完善,正處在開發之中的項目進行投資,因為這類項目一旦開發建成之後,房產的價格肯定會比你購買時的價格高出很多。

有不少購房者,在選擇商品房時,以選擇郊區或新區的住宅為目標,他們的精明同樣令人佩服。購買同樣面積一套市中心住宅,其價格相當於購買郊區(或新區)住宅加上轎車,且居住環境、增值潛力等均要比購買市中心住宅優越。

投資房產需要有長遠的眼光。商品房買賣是各類商品買賣中動用資金最大、各種制約因素最多的一種交易活動,因此,在交易過程中,不但要詳知各種程序和操作方法,而且要講究策略。
