很多人都有一笔闲钱,存在银行里利息太低,炒股又担心风险太大,那么投资房产也是一个不错的选择,既可收取租金,又可期望升值变现。那么,个人如何进行房地产投资呢?

贷款买房适逢最佳时机

一名消费者算了这样一笔账,假如将自己所有的资金全部投入买房,那么,一年的资金收益率等于零;若购房申请20万元5年期按揭贷款,自己的20万元则可投资股市,若用于认购新股,既无风险,每年又可获利10%以上,这样不仅买了住房,还获利4%左右。这名购房者以其理财的技巧,显示了贷款买房的实惠。

投资购房,银行提供按揭,且贷款利率再一次降低。如今,各银行都纷纷推出了住房消费信贷业务,还推出了营业房地产按揭业务,百姓贷款购房已十分方便。百姓如果自有资金不够,则可借机向银行贷一部分资金。

投资出租物业正当其时

笔者一大学同学结婚后单位暂时未给分房,他每年租房的花费就有近万元。去年底,他通过银行按揭购买了一套两室一厅的房子。他给笔者算了一笔账:他和太太月收入加起来有5000余元,买新房后每月按揭还款1500元,问题不大。而且房改后,他要么能搭上末班车从单位分到一套房,要么可以用双方单位的购房补贴,再通过公积金贷款重新购买一套房子,然后把第二套房子出租给别人,这样每月至少有500元租金入账,还款压力无疑有所减轻。目前,他除较早地住上新房,改善了生活质量外,还拥有了两处不动产,一处供自己使用,一处当作投资工具,可自由支配。

投资房产的想法在一般人看来肯定是有些超前了。众所周知,以买卖形式进行房产交易,存在着较大的风险性:一是低买高卖的时机难以把握;二是交易成本高,且缺乏灵活的变现能力。但买房用于出租,以收租获取投资回报则灵活得多。而且业内人士亦认为,买房除满足自己居住需求外,用于租赁投资将成为一种发展方向,这也是住房市场化的必然结果。

物业的投资价值主要决定于该物业的服务质量、租金回报和地理位置。而在内地一些城市,物业服务的质量是租房者关注的重点。

由于投资者很少是建筑业专家,因此,很难对物业的内在质量进行评估和判断。所以,考察发展商的实力和开发物业以前的业绩,就成为最直接,也是最有效的办法。

投资住宅要有长远眼光

与商业用房相比,投资住宅一般比较安全,只要区位不是特别偏远,升值会比较稳定。需要注意的是,你要设法了解城市的规划,选择那些规划规模较大,各项基础设施完善,正处在开发之中的项目进行投资,因为这类项目一旦开发建成之后,房产的价格肯定会比你购买时的价格高出很多。

有不少购房者,在选择商品房时,以选择郊区或新区的住宅为目标,他们的精明同样令人佩服。购买同样面积一套市中心住宅,其价格相当于购买郊区(或新区)住宅加上轿车,且居住环境、增值潜力等均要比购买市中心住宅优越。

投资房产需要有长远的眼光。商品房买卖是各类商品买卖中动用资金最大、各种制约因素最多的一种交易活动,因此,在交易过程中,不但要详知各种程序和操作方法,而且要讲究策略。

升值空间比较

商业比住宅好——这个就不多说了,铺子无论从租金还是增值潜力都比住宅大,只要选的位置不恶心,但是选黄金铺需要火眼金睛,很容易看走眼;
